GENERAL CONDITIONS
1. The tenant must use the rented property with care.
2. The tenant is obliged to act in good faith towards the people living in the rented property and the surrounding area.
3. The tenant cannot rent or sublease the leased property partially or completely to third parties; It cannot be transferred or assigned.
4. The lessee cannot make changes to the leased property without the written permission of the lessor; Otherwise, he must cover the damage that will occur.
5. If third parties claim rights over the leased property, the tenant must immediately notify the lessor of the situation.
6. The tenant must immediately notify the lessor of any repairs that need to be made in the leased property; Otherwise, he/she is responsible for the damage that may occur.
7. The tenant is obliged to inform the lessor of the issues notified to him by the board of flat owners.
8. The tenant must give permission for the work to be done, in accordance with the decision of the board of flat owners.
9. The tenant is obliged to bear the repairs in the leased property and to make repairs that need to be made due to ordinary use of the leased property and to cover their expenses.
10. Taxes arising from the right of ownership of the leased property belong to the lessor, and taxes, duties and charges arising from use belong to the lessee. In case of disagreement, local customs and traditions apply.
11. At the end of the lease, the tenant is obliged to deliver the leased property to the lessor in the same way as he received it: Likewise, if the fixtures delivered with the leased property are not delivered to the lessor in the same condition as they were received, the cost of the damages incurred must be paid to the lessor or restored.
12. It is essential that the leased property is delivered in good and usable condition. Otherwise, the tenant must prove it. The tenant is not responsible for wear and tear that may occur due to normal use of the rented property.
13. The tenant must allow the rented property to be visited and inspected in case the lease agreement is terminated or it is put up for sale.
14. In cases where the rented property needs to be vacated/evacuated, the tenant will be responsible for any damages that may occur if the rented property is not evacuated.
15. The tenant cannot avoid taking delivery of the lessor, cannot break the contract and cannot request a reduction in rent due to defects that do not pose a serious danger to the health of himself or those living together.
16. The lessee cannot demand from the lessor the cost of useful and luxurious things he has provided to the lessee, and must deliver them to the lessor at the end of the contract.
17. The tenant must obtain the written consent of the lessor and at his own expense.

SPECIAL CONDITIONS
1. The leased property cannot be subleased or taken into partnership; cannot be transferred or assigned.
2. The rented property cannot be used for any purpose other than …….. store.
3. Rental fees will be deposited to the lessor's account numbered …………………………… at …………… Bank, ………………… Branch, by the evening of the fifth day of each month. 8. The tenant will have the electricity subscription made in his/her own name, will have the account calculated at the end of the contract and will give a photocopy of the relevant receipt to the lessor.
9. The tenant will submit the family declaration to the neighborhood headman within three days.
